Employment History
Applicant must provide a copy of their most recent consecutive four (4) paystubs and have current employment history for a minimum period of two (2) years. Self-employed persons must provide bank statements for the last 3 months and signed tax returns for the last 2 years.

Income Requirement
Income to rent ratio of 2.5:1 is required with a minimum credit score of 675. A cosigner will not be accepted if the applicant does not meet the income or credit requirements.

Credit History
No history of delinquent payments, except those required by law to be excluded from consideration. The applicant must have a debt ratio (total monthly payments to all creditors divided by total monthly income) below 35%, in order for applicant to have sufficient income to pay their rent and keep current with other debts.

Rental History
Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s), for a minimum of two (2) years, and have no prior evictions.

Criminal Records
Criminal history is considered on a case by case basis to the extent permitted by law. In deciding whether to accept an applicant, who has been convicted of a misdemeanor or felony crime against a person or property, the following factors will be considered: the nature of and seriousness of the crime; the date of the conviction; the probationary period, if any; and court-required classes and compliance items, such as monetary judgments and victim restitution. We do not automatically exclude applicants based on criminal history. Any criminal history will be evaluated in consideration of when the crime occurred, what the underlying conduct entailed, and/or what the applicant has done since the conviction(s).

Pet Policy
Up to two dogs under 30 pounds each are permitted. Prior permission must be obtained from Landlord and all required documents must be signed by both parties. All dogs must be properly licensed if required by city or county law and must have a record of current immunizations. All bona fide service animals are permitted as required by law. Emotional support animals are permitted with proper documentation.

Required Fees & Documentation
The applicant must bring photo ID to the showing. Upon approval of application, applicant must be able to pay the deposit and rent requested.

Cosigner/Guarantor Requirements
